Coordinate HVAC and Other Trades Before Roof Restoration
Protect the roof when equipment work changes the details

Rooftop work often involves more than a roofing contractor. HVAC, plumbing, electrical, communications and solar trades can change roof details or create access needs.
Identify Planned Changes
Ask the building team about equipment replacement, new conduit, pipe supports, curbs, penetrations and abandoned equipment. Share those plans before the roofing scope is finalized. A new opening or support added later may need separate detailing and warranty review.
Existing penetrations need evaluation as part of the actual roof assembly. A sealant bead is not automatically an adequate long-term repair, and a detail suitable for one substrate may not suit another.
Assign Responsibility
Clarify who disconnects equipment, creates openings, installs supports, repairs flashing and verifies the finished detail. Define who authorizes changes when another trade discovers a conflict. Avoid assuming that a general coating allowance includes equipment work.
Ask how the proposed details follow current manufacturer instructions. Keep the responsibility for structural or equipment-specific design with the appropriate qualified professionals.
Protect the Finished Work
- Coordinate the order of equipment and roofing activities.
- Establish approved access paths and protection requirements.
- Keep debris, sharp objects and chemical discharges away from the roof.
- Record authorized penetrations and repairs with photographs.
- Review warranty notification requirements before later alterations.
Question to Ask
Who is responsible for each penetration and equipment interface, and what happens if another trade changes it after restoration?
Written coordination reduces avoidable disputes. It does not replace the equipment manufacturer's requirements or the roof manufacturer's project-specific instructions.
